Six New Housing Sites Within 5 km of Seoul: 76,700 Homes in Gimpo, Guri, Hanam and More
On Oct. 29 the transport ministry named six candidate sites in Gyeonggi, all within about 5 km of Seoul's boundary, for 76,700 new homes. The biggest is Gimpo Ara with 37,000.
Gimpo Ara is the big one: 37,000 homes
The list: Gimpo Ara 37,000, Guri Geonwon 14,600, Hanam Misa K-Culture 12,000, Hanam Gamil 2 6,500, Goyang Daegok expansion 4,000 and Uijeongbu Darakwon 2,600, which takes in the former US base Camp Jackson.
It is the second batch after the 27,200 homes announced earlier under the Aug. 13 housing measures.
Not a single Seoul greenbelt plot
The ministry calls the land already-degraded greenbelt with low conservation value, where sprawl is under way or feared. No greenbelt inside Seoul is included.
Its check of staff, LH employees and their families found no suspected speculation, and 654 of 2,917 transactions in and around the sites over three years were flagged for review.
Rail: Line 5 extension comes first
Gimpo Ara's Line 5 extension cleared its preliminary feasibility study in March. Hanam Misa sits near Line 5 with Line 3 and Line 9 extensions proposed, and Goyang Daegok links five rail lines including GTX-A.
Most extensions are still on paper, so commutes at move-in depend on how fast they are built.
Construction by 2030
The ministry aims to break ground by 2030 using its fastest-start model from designation onward. No move-in date was given.
Minister Hong Ji-seon said steady supply where young people and newlyweds want to live matters most. Land-transaction-permit zoning around Seoul's greenbelt will be lifted except where it overlaps the new sites.
